Rooftop Deck to Luxury Primary Bath — Highland Craftsman

Overview
In this Highland Park Craftsman, an underused rooftop deck off the second-floor primary bedroom — set above the attached two-car garage — was holding prime square footage hostage. We removed it and built a 400 sq. ft. primary bath retreat in its place, complete with his-and-hers walk-in closets. The full addition seamlessly expands the home with a spa-inspired bathroom and custom storage, designed to feel both luxurious and true to the home's original character.

CHALLENGES AND SOLUTIONS
Challenge: Before building atop the garage, we needed to confirm it had a proper frost footing.
Solution: We excavated around the garage base to verify the footing firsthand. With that confirmed, our structural engineer designed the addition to bear securely on the existing walls.
Challenge: Creating a structurally sound addition without overloading the garage roof.
Solution: Engineered the addition so all loads transfer to the exterior walls, topped with a new truss roof system.
Challenge: Blending new construction with the home's historic Craftsman style.
Solution: Matched exterior details and selected finishes that complement the original architecture — so the addition reads as part of the home, not an afterthought.
Challenge: Extending the bedroom's original hardwood flooring into the new hallway and his-and-hers closets without a visible transition.
Solution: Identified the original flooring species and board dimensions, custom stain-matched the finish, and toothed the new oak into the existing floor — weaving old and new together board by board for a seamless blend.
